Casablanca Delta II, Tangier, and the Rest of the Kitchen: A 6-Step Procurement Checklist

If you're buying ceiling fans for a multifamily or commercial property and the scope also includes a kitchen hood, under-cabinet lighting, or a break-room refresh, you need a checklist before someone starts emailing you photos of pretty fixtures. I'm a procurement manager at a 300-person property services company. Here are the 6 steps we use. They won't make the decisions fun. They will make the hidden costs harder to miss.

Step 1: Define the installation environment before you compare models

A ceiling fan spec sheet is useless until you know the ceiling height, room size, mounting type, and humidity. If the ceiling is low, a standard downrod won't work. Step 5: The best under-cabinet smart lighting is a spec, not a brand

Let me be blunt: 'best under-cabinet smart lighting' has no single answer. The best choice for a property's rental kitchen is not the best choice for a chef's demo kitchen.

From a cost-control standpoint, compare three things:

  • Replacement method for the integrated driver, because a sealed driver usually means replacing the whole fixture.
  • App dependence, because a smart lighting app that loses support turns a $150 fixture into a dumb strip with a required bridge.
  • Sensor behavior, because motion sensors that stay on for 15 minutes can add up in an empty kitchen.

I'm not a lighting designer, so I won't pretend to know which driver-to-lumen ratio is right for your counter depth. What I can tell you is this: a $120 smart strip with a $70 proprietary driver can be more expensive over 5 years than a $180 strip with a replaceable standard driver. I don't have a model-by-model database, but most residential slow cookers hold around 200°F on Low and around 300°F on High. That's not a universal engineering spec, though. Some models drift lower, which matters because food that sits in the danger zone while it 'cooks' isn't safe. Before you approve the purchase order

A few notes from the last 6 years that don't fit neatly into a step:

  • No ceiling fan is 'silent' until it's installed and balanced. Don't pay extra for a claim no one can guarantee.
  • If a quote says 'free setup,' find the line item for installation. A vendor once charged us a $450 'logistics adjustment' after we accepted a 'free setup' promotion. The word free hid a fee.
